What we value

For a hospital or surgery center, we value everything except the building. If it is on the fixed-asset register and it is not real property, it is in scope.

Land, structure and building improvements are real property and belong to a different discipline. Everything inside them is machinery and equipment, and that is what we do.

Clinical

Imaging	MRI, CT, DR and fluoro, ultrasound fleet, C-arms, PACS, injectors
Surgical	OR tables and lights, anesthesia machines, towers, sterilizers, sterile processing
Patient care	Beds, monitors, infusion pumps, crash carts, telemetry
Laboratory	Analyzer lines, centrifuges, −80 freezers, microscopy, LIS
Dental	CBCT and pan-ceph, chairs and delivery units, autoclaves, CAD-CAM mills, intraoral scanners
Specialty	Dialysis stations and RO plant, linac and brachy, cath lab, ophthalmic lasers and lanes

Everything else on the register

Plant and support	Chillers, boilers, generators, medical gas, RO and water treatment, laundry, kitchen
Non-clinical	Furniture, fixtures, IT and network hardware, telephony, security systems
Fleet	Owned vehicles and mobile units

Those last three categories matter as much as the first six.They are what makes “everything but the building” true rather than a slogan — and they are usually the worst-handled part of a schedule. Plant equipment and furniture, fixtures and IT are very often a single rolled-up line with nothing behind it. A chiller, a generator and a medical-gas plant are not office furniture, and a schedule that treats them as one number is wrong in both directions at once.

Three standards, three different questions

“What is it worth” has more than one correct answer. The right one depends entirely on what the number is for, and an engagement names it up front.

Replacement cost

What would it cost to put an equivalent asset in the same place today?

The basis most property policies actually pay on. This is the number an insurance schedule needs.

Market value

What would this asset change hands for between a willing buyer and a willing seller?

Used for transactions, financing and disputes. Usually well below replacement cost on clinical equipment.

Liquidation value

What would it bring under a compressed timeline, with no time to find the right buyer?

The floor. Relevant to closures, defaults and forced disposition — and it is not what a schedule should be built on.

Where the evidence is thinner, the report says so

Some classes have a deep, observable secondary market. Others do not — current-generation MRI, CT and PET, linear accelerators, surgical robots carrying OEM resale restrictions, and closed-system analyzers all trade rarely and quietly.

Those assets are still in scope. The difference is that the report labels evidence depth per asset, so you can see which figures rest on many comparable price points and which rest on few. That is a deliberate feature. A schedule that hides the difference is not more accurate — it is just less honest about where it is guessing.
