What catastrophe exposure means for equipment

Forget the fire. The schedule governs in a partial loss.

A total loss pays the limit, and the schedule stops mattering the moment the limit is exhausted. That is not the common case.

The common case is partial. Hail opens the roof and water comes down through a ceiling into a room full of equipment. Wind takes a rooftop unit and the building loses conditioning for two days. A surge takes out everything on one circuit.

In a partial loss the schedule governs completely, because the payment is calculated against it rather than capped by it.

This is why the county record matters. Equipment in a county with a decade of recorded hail is not exposed to some abstract national average — it is exposed to what has actually happened there, repeatedly, on record.

The published federal storm database is public and we publish it in full, county by county. It is not our data and there is no reason to hold it back.
